POSITION SUMMARY
PERFORM AND ASSIST FACILITIES AND EQUIPMENT REPAIR AND MAINTENANCE ASSOCIATED WITH BRF PROPERTIES. ALL DUTIES AND ASSIGNMENTS WILL BE COORDINATED THROUGH THE DIRECTION OF THE ELECTRICAL/CONTROLS SYSTEMS SUPERVISOR AND/OR THE MECHANICAL SYSTEMS SUPERVISOR.

ESSENTIAL FUNCTIONS
Responsibilities include but not limited to:
• Observe, maintain and repair building and equipment through work requests and preventative maintenance programs.
• Complete assigned general maintenance tasks including HVAC, piping, boilers, chillers, fans, plumbing, other building maintenance and installations.
• Install, repair, operate and maintain telecommunication and security systems.
• Assist with the inspection, test, installation and repair of electrical circuitry. Maintain exterior and interior lighting, circuits, replace wiring, ballast, lamps, receptacles, breakers, switches and components.
• Assist with the inspection and repair of plumbing systems. Maintain supply and drainage systems, irrigation systems, repair valves, fixtures, and fittings.
• Install/repair piping, tubing, and connections. Repair/replace faucets and unclog drains.
• Monitor, operate, and utilize Building Automation Control Systems. Maintain records on repairs, preventative maintenance, supplies, and inventories.
• Monitor, operate Fire Protections Systems.
• Operate Computerized Maintenance Management System. Maintain records on repairs, preventative maintenance, supplies, and inventories.
• Maintain communication with staff, tenants and other personnel as required.
• Tour building properties; report any building and/or equipment problems to supervisor and/or Facilities Manager. Initiate work orders.
• Monitor outside contractors working at BRF properties

MINIMUM QUALIFICATIONS AND EDUCATION REQUIREMENTS
High School diploma or equivalent required. Must have a minimum of two years' experience performing basic maintenance. Must be able to easily work with other crafts and contractors. Basic computer skills are required.

REQUIRED KNOWLEDGE SKILLS AND ABILITIES

Individual is subjected to outside environmental conditions such as hot and cold temperatures. Noise levels in some areas may require hearing protection. Biological hazards exist in some areas, requiring Personal Protective Equipment (PPE). Some work is in close proximity to energized sources of electricity.
Other Requirements: Regular attendance is required to perform this job. The facilities have equipment that work continuously and, therefore, the individual is expected to be able to provide coverage after-hours and on holidays. Must be able to work all shifts and perform On-call duties as scheduled by Supervisor and/or Facilities Manager. Must respond to emergencies within 20 minutes. Requires valid driver's license and clean driving record.
